  1. The property known as LA PEIGNARDIERE ("the Property") is offered for holiday rental subject to confirmation by Mr & Mrs P.P.Miller ("the Owners") or their agent to the renter (the Client).

  2. To reserve the "Property" the Client should complete and submit the reservation form and pay the required holding deposit ( this deposit will be returned if the dates required are not available for any reason, if the dates are available but the client decides not to proceed for any reason then under these circumstances the holding deposit is non returnable ) Brittany cottages acting on behalf of the owner will then reply with details of how the Balance of the 25% total deposit required can be made, This letter is also formal acceptance of the reservation however to confirm fully the reservation then the client must pay the balance of the deposit within the period specified in the letter of confirmation aforementioned .

  3. The balance of the rent together with the security deposit ( see clause 4 ) is payable not less than eight weeks prior to the start of the rental period. If payment is not received by the due date , the Owner reserves the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of the rent unless the owner is able to re-let the Property. In this event clause 9 of these booking conditions will apply. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking. In the event of a cancellation after the full amount has been paid, the owner is not liable to make any refund however depending on circumstances then a refund may be made at the owners discretion

  4. A security deposit of 150.00 or ( 200:00 ) per rental /letting period is required in case of, for example, damage to the property or its contents. However the sum reserved by this clause shall not limit the Clients liability to the owner. The Owner will account to the Client for the security deposit and refund the balance due on the day of departure or within 14 days of the end of the rental period.

  5. Any chargeable expenses arising during the rental period (additions, damage etc if applicable) can be either settled on invoice or set against the security deposit if no prior arrangement has been made.

  6. FREE WiFi / Internet is provided however it can be slow and is not suitable for streaming , Downloading but is ideal for Surfing the net and emails etc

  7. The is no charge for UK television, Electricity is included except from November through to the End of May

  8. CENTRAL HEATING is free from 30th November - 1st March at all other times it is chargeable at 65:00 per week or part of. There has a significant increase in the cost of fuel which we regrettably must pass on. Central heating is not included in published prices from 1st March - End November

  9. THE INDOOR HEATED SWIMMING POOL is heated via an air pump, the heat of the pool is seldom less than 28 - 29 degrees but normally held at 30 degrees during the summer months,The pool is used entirely at the risk of clients, all children must be supervised at all times by a parent or a responsible adult. Should the pool require repairs then these will be carried out as soon as is reasonably possible.

  10. Subject to clauses 2 and 3 above in the event of a cancellation, refunds of amounts paid will he made if the Owner is able to re-let the "Property ", and any expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, personal and other accidents and public liability etc., since these are not covered by the Owner's insurance.

  11. The rental period shall commence at 4.00pm on the first day and finish at 10.00am on the last day (unless previously otherwise agreed ). The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated (unless previously agreed).

  12. The maximum number of people to reside in the "Property " must not exceed the number stated on the booking form unless the Owner has given written permission.

  13. DOGS ARE WELCOME [please read the following carefully] We do welcome any well behaved dog on the following conditions, It must be kept under proper control at all times, All dog toilet waste must be picked up and disposed of in a sensible manner, Dogs are not to be allowed on the furniture under any circumstances, Dogs are not to be allowed upstairs under any circumstances. In the event that an owner/guest does not act responsibly with regard to the above the the owners of La Peignardiere reserve the right to deduct the cost of additional cleaning or repairs from the security deposit paid to cover any additional costs involved but this does not limit the liability of the client.
  14. The Client agrees to be a considerate tenant and to take good care of the " Property " and to leave it in a clean and tidy condition at the end of the rental period including the removal of any domestic/household waste created during the letting period. The Owner reserves the right to make a retention from the security deposit to cover cleaning costs if the Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those resident in neighboring properties.

  15. The Client shall report without delay by telephone or in person to the owner any defects in the property or breakdown in the equipment, plant, machinery or appliances in the property or garden, so that arrangements for repair or replacement can be made with out unnecessary delay. Said telephone call will also avoid any misunderstanding with regard to the responsibility for the said damage.

  16. The Owner shall not be liable to their Client:

    For any temporary defect or stoppage in the supply of public services to the " Property ", nor in the respect of any equipment, plant, machinery or appliance in the property or garden.

    For any loss, damage or injury that may occur while on the owners property howsoever caused For any loss damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.

    For any loss, damage or inconvenience caused to or suffered the should the " Property " be destroyed or substantially damaged before the start of the rental period and in any such event the Owner shall, within seven days of notification to the client refund to the Client all sums previously paid in respect of the rental period.

  17. The Owner reserves the right to vary these conditions for this holiday cottage without prior notice.

  18. Under no circumstances shall the Owners liability to the Client exceed the amount paid to the Owner for the rental period.

Prices for the current year are as given on the home page of each house or as quoted in any correspondence those prices quoted in correspondence are considered to be the correct agreed price unless otherwise stated, in the event that an error is made on a reservation form then the client will be contacted as soon as possible and the error rectified
